All of our lovingly furnished rooms are located on the lower floors. This places them away from the Timmelsjoch road, allowing you to relax in complete peace, undisturbed by any traffic.

The multi-bed room can be reserved for groups upon request.

In our spacious and bright dining room, we spoil you in the morning with a generous buffet breakfast. In the evening, we serve a three-course dinner. Ample free parking is available.
A separate, lockable storage room is available for road bikes, mountain bikes or e-bikes, along with a charging station for electric cars and e-bikes.

Information
- Tourist tax: prices do not include the statutory tourist tax of €2.80 per person per night for guests aged 14 and over.
- Children’s discounts:
0 – 2.99 years: €0.00
3 – 5.99 years: from €20.00 (B&B) | €30.00 (HB)
6 – 13.99 years: from €35.00 (B&B) | €45.00 (HB)
(Discount applies only for an extra bed in the parents’ room with two full-paying adults.) - Surcharge for single use of a double room: + €15.00 to €25.00
- Arrival: rooms are available from 2:00 pm.
- Departure: we kindly ask our guests to vacate the rooms by 10:00 am.
- Pets (dog): €5.00 per day without food.
Dogs are not allowed in the dining room or in the wellness area.
Dogs are welcome in the bar and on the terrace. - Non-smoking property: smoking is prohibited in all rooms and in all public areas.
- Booking: please note that your reservation becomes binding only after the written booking confirmation has been sent by both you and us.
- No deposit is required. The total amount must be paid directly at the accommodation.
- Payment options: we accept cash, as well as credit and debit cards.
Please note: in Italy, cash payments are only permitted up to €2,999.99.
Cancellation conditions
Cancellation conditions pursuant to Art. 1382 of the Italian Civil Code
There is no right of withdrawal as defined by the Italian Consumer Protection Code. Nevertheless, we grant you a right of withdrawal under the following cancellation conditions:
Up to 45 days before the arrival date, the reservation can be cancelled without any cancellation fee.
In the event of a cancellation by the guest between the 30th day before the agreed arrival date and the arrival day itself, the guest is obliged to pay the following cancellation fees:
- Cancellation up to 30 days before the arrival date: €50
- Cancellation up to 14 days before the arrival date: 30% of the agreed total price
- Cancellation up to 3 days before the arrival date: 50% of the agreed total price
- Cancellation less than 3 days before the arrival date: 80% of the agreed total price
- In the event of a no-show or an early departure, the full amount for the entire booking period is payable.
Please inform us in good time if you are unable to begin your holiday or need to postpone your arrival.
IMPORTANT: these cancellation conditions apply regardless of whether the cancelled rooms are re-let in full or in part.
